The Orbit is a 42,000 sqm urban office campus on Kifisias Avenue in Athens, Greece — a landmark regeneration project that transformed a decade-long abandoned building into one of the most significant real estate developments in Athens. Designed by LC Architects (Lianou Chalvatzis Architects) and completed in 2020, The Orbit achieved Greece's first LEED Platinum v4.0 certification, setting a new benchmark for sustainable architecture in the country.

Commissioned by the Viohalco Group through Noval Property, the project reimagines an existing nine-storey concrete structure. The original building consisted of two parallel office wings that had stood vacant for nearly ten years. LC Architects' concept was to unify these wings through a new central bridge that serves as the vertical circulation core, maximising the floor plate while introducing dramatic sky-bridges at the western elevation that overlook a neighbouring public park.

The facade design, by LC Architects, is the defining element of The Orbit's architectural identity. Continuous horizontal fins clad in white aluminium composite panels run along the full building perimeter, creating a dynamic and iconic silhouette while providing high-performance solar shading calibrated to Athens' Mediterranean climate. Each orientation of the facade responds differently to local conditions — some areas feature solid canopies, while others fold back with perforated mesh surfaces to maximise daylight penetration to the interior spaces.

At the fire escape staircases, the facade folds inward in a staggering pattern, revealing over 2,000 sqm of vertical gardens that offer green views to neighbouring buildings. Combined with the facade plantation, sky gardens, and rooftop landscaping, 90% of the total plot area is covered by vegetation — effectively converting the entire site into an urban park. The landscape design creates a sustainable, low-maintenance Mediterranean microclimate with native plants that evolve through the seasons, forming what can be described as an autonomous ecosystem within the dense urban fabric of central Athens.

The Orbit's facade system integrates multiple technical subsystems into a single architectural element: custom-made planters with built-in irrigation, the building's drainage network, a maintenance deck with lifeline system, and a bespoke facade lighting installation. This integration of environmental performance, structural efficiency, and architectural elegance exemplifies LC Architects' philosophy of Smart Design Elegance.

The building now serves as a contemporary tech-hub urban campus, housing office spaces, meeting areas, food and beverage venues, wellness facilities, and retail areas. Major tenants including Beat (the ride-hailing company) have made The Orbit their headquarters, occupying multiple floors of the building. The project has successfully revitalised the Panormou area of Athens, making a positive contribution to the surrounding neighbourhood and setting the wider area into an orbit of regeneration.
